Renovation pricing in Toronto, published.
Most contractors won't put a number on their website. We do, because a realistic budget is the first thing you need. These are 2026 ranges for our work across Toronto, including Scarborough, North York and East York; Richmond Hill, Vaughan, Whitby, Ajax and communities in between, in Canadian dollars before HST.

Typical project ranges
A starting point for budgeting, not a quote. Your number is confirmed in writing after a walkthrough.
Bathrooms
- Powder room
- $7,500–$14,000
- Main bathroom (three-piece)
- $17,000–$28,000
- Primary ensuite
- $24,000–$40,000+
Matches the starting packages in our bathroom estimator. Designer fixtures, slab stone and layout changes move a room above the range.

- House kitchen, layout unchanged
- $45,000–$85,000

- Full condo renovation
- $90,000–$160,000+
Includes the building logistics — board application, insurance certificates, elevator bookings and acoustic underlay where required.

How we price
The right pricing model depends on how well the scope can be defined before work starts. We use one of three, and your proposal says which applies to each part of the job.
Fixed price
For clearly defined scope — most bathrooms, kitchens and condo renovations.
After the walkthrough and design lock you receive one price and one completion date in writing. It changes only if you change the scope, and any change is priced and approved in writing before work proceeds.
Allowances
For finishes you are still choosing — tile, fixtures, stone, lighting.
The contract carries a stated allowance for each item. If your final selection costs more or less, the difference is shown line by line, so you decide where the money goes.
Cost-plus with a guaranteed maximum
For open-scope work — whole-unit gut renovations, older buildings, or designs still evolving.
You see the actual cost of labour and materials plus a disclosed management fee, capped by a guaranteed maximum price in the contract. If the work comes in under the cap, you keep the difference.
What moves the number
- Moving plumbing, gas or electrical rather than keeping them in place
- Finish level — stock versus custom cabinetry, porcelain versus slab stone, designer fixtures
- Building requirements such as acoustic underlay, fire-rated assemblies and restricted working hours
- Access — elevator booking fees, loading-dock windows, stairs or long carries
- Conditions behind walls and floors in older buildings and homes
What every proposal includes
- A written scope, line by line, read through with you in person
- The pricing model for each part of the work
- A written completion date
- Staged milestone payments, with the final payment due after deficiencies are corrected
- Our written two-year workmanship warranty

Pricing questions
How much does a renovation cost in Toronto in 2026?
As a starting point for budgeting, before HST: a powder room runs about $7,500–$14,000, a main bathroom $17,000–$28,000, a primary ensuite $24,000–$40,000+, a condo kitchen $30,000–$55,000, and a full condo renovation $90,000–$160,000+. Your exact number depends on scope, finish level and building requirements, and is confirmed in writing after a walkthrough.
Are these prices quotes?
No. They are published ranges to help you budget. A price becomes binding only once it is written into a contract after we have walked your space and agreed the scope.
Is your price fixed?
For clearly defined scope, yes — one fixed price and one completion date in writing. Finishes you are still choosing are carried as allowances. For open-scope work such as whole-unit gut renovations, we use cost-plus with a guaranteed maximum price, so your cost is capped in the contract.
What is cost-plus with a guaranteed maximum price?
You pay the actual cost of labour and materials plus a disclosed management fee, with open-book reporting. The contract sets a maximum you will not exceed for the agreed scope. If the work comes in under that cap, you keep the savings.
Do prices include HST?
No. All published ranges are before HST. Building fees such as elevator booking deposits are identified in your proposal.
How do payments work?
In staged milestones tied to progress, with no large deposit up front. The final payment is due only after the joint walkthrough, once every item on the deficiency list has been corrected.
Which Toronto renovation companies offer fixed-price contracts?
We do, for any clearly defined scope, which covers most bathrooms, kitchens and condo renovations. After the walkthrough and design you get one price and one completion date in writing, and it only changes if you change the scope. If you’re comparing fixed-price offers from other companies, read what’s excluded. Allowances set too low and vague wording about “unforeseen conditions” are where a fixed price stops being fixed.
