Workmanship warranty

Every project comes with a written two-year workmanship warranty. It covers the work our team carried out, and its terms are set out in your contract. The warranty documentation is handed to you at the final walkthrough, along with manufacturer warranties for fixtures and appliances, registered in your name.

If something isn't right, contact us at hello@theunitworks.com or (437) 435-9535 and we will arrange a visit.

WSIB registration

UnitWorks is registered with the Workplace Safety and Insurance Board (WSIB). In Ontario, a WSIB clearance certificate confirms a contractor's account is in good standing. We provide a current clearance certificate on request, before work starts.

Insurance

Condo corporations require a certificate of insurance before a contractor can work in the building, usually naming the corporation as an additional insured. We prepare and issue it as part of the board application. Homeowners can request a certificate for their own records at any time.

Pricing policy

How a project is priced depends on how well its scope can be defined. Your proposal states which model applies to each part of the work:

  • Fixed price for clearly defined scope. One number and one completion date in writing, changed only if you change the scope.
  • Allowances for finishes you are still choosing. Any difference from the allowance is shown line by line.
  • Cost-plus with a guaranteed maximum price for open-scope work such as whole-unit gut renovations. You see actual costs plus a disclosed management fee, capped in the contract.

Every change is priced and approved in writing before it proceeds. See current ranges on our pricing page.

Payments

Payments are staged against progress, with no large deposit up front. The final payment is due only after we walk the finished space together and every item on the deficiency list has been corrected.

Before you hire any contractor, ask for

  • A WSIB clearance certificate in the contractor’s name
  • A certificate of liability insurance — and, for a condo, one naming your corporation
  • A written contract with a defined scope and a completion date
  • A clear statement of how the price is set and how changes are approved
  • A workmanship warranty in writing, with its length stated
  • A payment schedule tied to progress, not a large upfront deposit

We are happy to provide every item on this list before you sign.

Trust questions

Is UnitWorks registered with WSIB?

Yes. UnitWorks is registered with the Workplace Safety and Insurance Board, and we provide a current WSIB clearance certificate on request.

Do you carry liability insurance?

Yes. We issue certificates of insurance to your condo corporation as part of the board application, and to homeowners on request.

What warranty do you provide?

A written two-year workmanship warranty. Your contract sets out its terms, and the warranty documentation is provided at handover. Manufacturer warranties on fixtures and appliances are registered in your name.

Is your price fixed?

For clearly defined scope, yes — one fixed price and one completion date in writing, changed only if you change the scope and approve it in writing. Open-scope work, such as whole-unit gut renovations, uses cost-plus with a guaranteed maximum price.

How are changes handled during the project?

Every change is priced and approved in writing before the work proceeds. Nothing is added to your invoice without a signed change.

How do payments work?

In staged milestones tied to progress, with no large deposit up front. The final payment is due only after the joint walkthrough, once every item on the deficiency list has been corrected.
